dc.description.abstractGayrimenkul değerleme süreci, mülkiyetin ekonomik değerini belirlemek için önemli bir süreçtir. Geleneksel yöntemlerin yanı sıra dijitalleşme, bu sürece önemli etkiler getirmiştir. Bu tez, gayrimenkul değerleme sürecinin tanımını, temel ilkelerini ve geleneksel adımlarını incelerken, dijitalleşmenin bu süreç üzerindeki etkilerini araştırmaktadır. Dijital araçlar ve uygulamaların kullanımı, büyük veri ve yapay zeka gibi teknolojik gelişmeler, ve blockchain gibi yenilikçi sistemler, değerleme sürecinin hızını artırabilirken, doğruluk ve güvenilirlik konularında da iyileştirmeler sağlayabilir. Ancak, güvenlik, gizlilik ve teknolojiye bağımlılık gibi riskler de göz önünde bulundurulmalıdır. Gelecekte, teknolojik yeniliklerin değerleme sürecine daha da fazla entegre olması beklenmektedir, bu da eğitim ve adaptasyon gereksinimlerini artırabilir. Bu nedenle, gayrimenkul sektöründe dijitalleşmenin etkin ve verimli kullanımını destekleyecek düzenlemeler ve standartlar geliştirilmelidir.
dc.description.abstractThe process of real estate valuation is crucial for determining the economic value of property. Alongside traditional methods, digitalization has brought significant impacts to this process. This study explores the definition and fundamental principles of real estate valuation process, alongside traditional steps, while investigating the effects of digitalization on this process. The use of digital tools and applications, technological advancements such as big data and artificial intelligence, and innovative systems like blockchain, can enhance the speed of the valuation process while also improving accuracy and reliability concerns. However, risks such as security, privacy, and dependence on technology should be considered. In the future, further integration of technological innovations into the valuation process is expected, which may increase the need for education and adaptation. Therefore, regulations and standards supporting the effective and efficient use of digitalization in the real estate sector should be developed.
